Commercial real estate in Moselle: trends and outlook

On April1, 2025, the Institute for Logistics Innovation in Metz hosted a not-to-be-missed event: the inaugural afterwork of the Observatoire de l'Immobilier d'Entreprise en Moselle. Organized by AGURAM and its partners, the event brought together experts and industry players to decipher key market trends. This strategic meeting is part of a wider effort to promote the region, by providing a better understanding of real estate dynamics and facilitating the decisions of investors and companies wishing to locate in Moselle, based on decisive elements that enable them to better apprehend the future.

 

A Changing Market

146 office transactions in 2024
With a total surface area of almost 38,000 m², the office market is becoming more structured:

  • 8,000 m² of new office space, mainly in Metz and Yutz.
  • 51% of transactions were for surface areas of less than 150 m².
  • 85% of m² placed in the Metz Eurometropole, with dynamic clusters such as the ZAC de l'Amphithéâtre and the Technopole/Mercy sector.
  • 160/m²/year for new-build, €135 for second-hand.
  • Difference of €1,000/m² between new and existing homes, with an average price of €2,670/m² for new homes and €1,630/m² for second-hand properties.

 

100,000 m² available by 2026

The Metz Eurometropole accounts for 90% of available space, with 20% of new supply. A further 30,000 m² is expected in the short term, confirming the region's growing attractiveness to companies looking for new opportunities.

 

Business premises and warehouses: dynamism and needs

83 transactions in 2024 for a total of 106,000 m².

  • 68,000 m² leased, i.e. ¾ of transactions.
  • 1,000 m² average surface area per property.
  • 60% of floor space concentrated in just 11 major transactions.
  • 94/m²/year for new-build, €66 for second-hand.
  • 677/m² for a second-hand purchase.

 

A tense market

With 290,000 m² of business premises and 55,000 m² of warehouses available, Moselle has a limited supply of new properties. 640,000 m² of warehouses and 20,000 m² of business premises are due to come on stream in the next 2 years. This situation reflects the strong demand for modern premises adapted to the new needs of companies.

The event, co-organized by AGURAM and Eurométropole, with the support of Inspire Metz, the Moselle CCI and numerous real estate experts, and moderated by Guy Keckhut, provided an opportunity to exchange views with leading market players, including :
