Site assets

  • An ideally located site, around 5 km from downtown Metz, on the Mad et Moselle and Metz Eurometropole territory, strategically positioned close to two major traffic arteries: the A31 freeway and the former RN57 trunk road.
  • A mixed-use zone offering a wide range of retail outlets, including Carrefour, Castorama, Décathlon, Boulanger, Darty, Thiriet and the Waves shopping center.
  • Low rate of trade evasion.

Waves, a structuring SHOPPING CENTER for the area

Inaugurated on October 30, 2014, "Waves Actisud", supported by Compagnie de Phalsbourg and Arches Métropole, features 45,000 sq.m of retail space on 17 hectares and almost 3,000 parking spaces on 19,000 sq.m of green spaces.

An area in REQUALIFICATION

An initiative to improve the quality of the buildings has been launched by the area's retailers and owners.

  • A major investment by GNC Holding to upgrade its buildings in the Aravis area.
  • Etixia's redevelopment of the Gravières area: investment of 30 million euros.
  • Development of soft mobility within a revisited space (creation of sidewalks, green spaces, renovation of facades, new signage).
  • Master plan being drawn up for the redevelopment of the area. A very dynamic owners' association in the area, creating a real synergy.
  • The redevelopment study and master plan currently being drawn up will enable new tertiary, administrative and craft activities to be accommodated in the coming years.

 

Opportunities

  • The Rotonde sector: France's largest indoor leisure center, covering almost 15 hectares and 45,000 square meters. Scheduled to open in summer 2020.
  • Les Gravières: an area undergoing redevelopment that will open up new opportunities.
  • Foodplace (grouping of food stores around the Thiriet brand): 2 cells available at the Waves exit.
